How a property transfer works

From your accepted offer to the day the property is registered in your name, here is every step we take on your behalf:

Your offer is accepted

Once you have signed your offer to purchase, the estate agent or bank sends it to us and we open your file straight away.

We confirm your details (FICA)

We let you know exactly what we need — your ID, proof of address and banking details — so your file is compliant under the Financial Intelligence Centre Act 38 of 2001 and ready to move from day one.

We gather the clearances and figures

We request rates clearance from the municipality, levy clearance from the body corporate or HOA, and the transfer duty receipt from SARS under the Transfer Duty Act 40 of 1949, chasing each one so nothing holds you up.

You sign your transfer documents

We prepare your documents under the Deeds Registries Act 47 of 1937 and walk you through each one — in our office or online — so you understand exactly what you are signing before you sign it.

We lodge at the Deeds Office

Your documents are lodged with the Deeds Office alongside the bond attorneys where there is a bond, and examined before registration. We track progress and keep you posted throughout.

Registration and handover

On the day of registration the property is officially yours. We finalise the accounts and let you know the moment it is done.
